IMD provides services for the acquisition, administration and liquidation of real estate investment properties as outlined below: 1. Locate, negotiate and contract to purchase a suitable property at a favorable price and open escrow; 2. Compile comparable property prices in order to analyze and determine an acquisition price and forecast future liquidation values for a selected property or project; 3. Add value to a specific property by undertaking activities in pursuit of various liquidation scenarios as set forth in a Proforma estimate, which may include opening and closing escrow or another agreement for the liquidation or development of a specific property in accordance with an elected scenario; 4. Form investment LLCs to own real estate properties or participate in real estate projects; 5. Prepare and maintain the books and records necessary to properly account for all costs and expenses incurred in connection with the property; as well as prepare and maintain documents to preserve the legal status of the LLC; 6. Negotiate the terms and conditions and execute any and all agreements and or contracts necessary or appropriate to achieve profit the objectives of the specific property or real estate project; 7. Negotiate and contract for the secured financing of the property if necessary to fund costs associated with the entitlement process; 8. Establish and maintain appropriate banking relationships for the company; process and pay any and all invoices, expenses, escrow fees, property taxes, LLC franchise fees and gross receipts taxes, closing costs or claims and other carrying costs or the specific property or real estate project; 9. Coordinate escrows and facilitate interaction with IRA custodians for IRA investments; 10. Administer the many other various activities and responsibilities associated with the purchase, maintenance and sale of real estate or the undertaking of a real estate project. |
